A site plan is a plan for the physical development of a parcel (property or land), illustrating the locations of buildings and walkways, the layout of parking areas, the locations of open space areas, boundary and easements, landscaping, etc. Site plans and subdivision plans (subdivision plats) are often required after zoning has been approved. This allows local municipalities to assess the potential impact of particular developments or businesses uses on abutting landowners and the local community.

The site plan review process is governed by local zoning laws and ordinances and is increasingly required even for “as of right” uses.
